Recently did some market research for buying an apartment. Since prices are out of the budget, mortgage was needed. Talked with a bank and received a loan offer.

The document they shared were having some numbers. I have reverse engineered that and tried to calculate those metrics myself. Used the bank calcs as a test case.

Tried to enhance it a bit, by comparing opportunity cost projections.
